What Is the Most Efficient Way to Find Land for My New House?

I just bought a small prefab home and I was wondering what the best way to find land would be? I would prefer secluded with preferably water. I know it depends on the number of prims but I have no idea how to go about searching for what I need.

I would recommend against trying to come across land on the mainland. You could end up with awful neighbors and no recourse. Look around for recommendations for good estate rental companies with firm land covenants and active managers. I'm on Willowdale right now, and have been for several years. I used to rent on Lionheart before, and I think they might still be pretty good. Most land places have rental offices with listings of various parcels by prim size and types of land and landscaping.

If you are looking for mainland, I've always just pulled up the map and hopping around based on what was for sale by water. I've always found something I liked that way.

(and yes, you don't know who you're neighbor might be tomorrow but you can look at surrounding parcels and see how long they have been their, the age of the holders account, etc. It won't save you from them selling/abandoning and moving on but if they have been there a while, that chance is a bit lower then a new buy)

There are many options, but it comes down to renting or buying.

As previously suggested, you could rent in a neighbourhood you like. The benefits of that typically include a more prims, a more controlled environment, and, renting week by week, you can easily go at any time. Sometimes there's also a really nice community environment.

If you want to buy and you're a premium member, 1024 sq m of land use fee is included. So, you could just pay the one-time fee of the land and be done. But there are disadvantages: fewer prims and you never know what kind of neighbours you're going to get.

I found a nice protected, beach side parcel on mainland. So far, I've got good neighbours. I used the search feature (Land & Rentals) and also hopped around on the map. I also had quite a bit of help here on the forums.

There is this wonderful feature called blacklisting that will remedy most bad neighbor problems. It won't fix ban lines, but it will fix ugly builds.

Yes. Don't go offensively lower, but people will negotiate with you if you are reasonable and they are hot to get rid of the property.

I did the hopping around thing too and found a 1024 parcel on the mainland. It’s cut really weird so part of it is really not usable, but it has two sides of protected land and one side of abandoned land and the back is against a mountain, so I don’t really have immediate neighbors, which is kinda nice. There’s a linden road that stops just a few parcels before mine so I think the front protected land was meant to be a road that never was completed. I have walked along it and realized there is something chaotically appealing about the builds alongside the roads. This is my first time doing the mainland thing and I sort of like it ...

I really hate the land tools though on the map and have complained about it before. Why can't I set a min/max on parcel size and a min/max on price. So I don't have ot skim through 10000s of overpriced price tags and land larger than I want. Why aren't these damn sliders present somewhere on the map window? I usually never need more than like 1024 if I am looking for a parcel and I will never pay $1USD/m for land like some large land baron assholes who own 90% of the parcels think their land is worth.

if you find a location you like but it's not sliced properly you can submit a ticket.. my neighbor abandoned a huge chunk of land next to me. i contacted .LL and described them to cut out 1024 next to my plot on the East side and in 3 days it was there and set for sale to me.

You can set maximums on price and minimums on area using the land sales tab in Firestorm's search. It's not the most efficient thing but it's something.

I'm a land owner again!

I didn't make an offer on this parcel. He lowered the price without my asking, to 313L less than I had :)

Above is the riffraff I have as neighbors. Directly in front of me is the Lumiere Noir memorial, and beyond that is the sandbox for the Ivory Tower.

What I'd like to see with land pricing is sim usage for weekday and weekend traffic and sim resource usage. This would allow buyers to figure out ahead of time the real reason an adult parcel is listed at 3$L/m3.

FantasyEffect, consider enclosing your prefab in a skybox or skydome. You can make quite realistic (or fantasy if you go that way) environments in a quite small enclosed spaces. That way you can buy the cheapest, most undesirable, crappiest neighboring build plot most anywhere (many parcels like these can be found for less than $L1 / sqm) However look for a sim that has large swaths of linden owned (abandoned) land. A sim like that is less likely to have high script counts.
